2023 to 2025 Homes - New Home Warranty Scope Option

These homes are still protected under a 2-year new home warranty, which means if a problem is found now, repair costs may be fully covered. After that window closes, it becomes the buyer’s responsibility.

Issues we’ve found in 2023 to 2025 homes:

Long bellies or sags in the line, some over 25 feet long, where water remains fully submerged.
Crushed or misaligned lines from poor compaction or heavy machinery.
Screw piles or deck posts accidentally driven through the pipe.
Deformed or compressed sections that are no longer round.
Builders never scope these before possession; once buried, no one knows the condition.

Real example: We scoped a 2024 home with a 25-foot submerged section blocked at the city tie-in. The new home warranty covered the $22,000 repair because it was identified by us before they bought it.

A sewer scope only takes 15 to 20 minutes, includes a video recording, and costs $300 + GST. We can do it during your inspection with no delay or extra booking.

If everything looks good, you get peace of mind knowing your sewer line is in great shape. If we do find something, it gives you leverage for negotiation or, at the very least, a clear understanding of what you’re walking into so there are no surprises down the road.
