Pre-1970 Homes - High-Risk Era Scope Option

Pre-1970 homes are in the highest risk category for sewer line failure and often still have original infrastructure in place, well past its design life.

Issues we’ve found in Pre-1970 homes:

Orangeburg pipe (a tar-based material) that collapses, blisters, or flakes apart.
Cast iron that’s scaled, rusted, or leaking under the slab.
Bad connections between aging materials.
No documentation of upgrades, and even if work was done, there’s no way to confirm it was done right without a scope.

Real example: Real example: We scoped a 1962 home with a full Orangeburg collapse at 19 feet and rusted cast iron under the house. The full repair and trenching cost was $28,000, not including the driveway or tree removal. With the full picture, the potential buyers could make an informed decision.

A sewer scope only takes 15 to 20 minutes, includes a video recording, and costs $300 + GST. We can do it during your inspection with no delay or extra booking.

If everything looks good, you get peace of mind knowing your sewer line is in great shape. If we do find something, it gives you leverage for negotiation or, at the very least, a clear understanding of what you’re walking into so there are no surprises down the road.
